Situation:
ActionFront’s growing international data recovery business with offices in Toronto, Santa Clara and Atlanta, translated into more than doubling the space requirements in the Toronto Head Office location to over 14,000 square feet.
Challenge:
To identify properties within a defined geographic area; within a target gross rental rate; and parking for staff in excess of 4 spaces per 1,000 square feet leased. Further the objectives of ActionFront included identifying improved premises requiring modest leaseholds.
Solution:
To define their needs, ActionFront selected our Value Added Service Providers including Interior Design Collaborative and
Vermont Contracting to complete a needs analysis and to evaluate various options. They were initially involved in evaluation of several sites that had been short-listed by ActionFront.
On this basis ActionFront was able to use feasibility plans to obtain preliminary budget estimates of construction, furniture and wiring and cabling to fit out the space. In this manner ActionFront had much of the information necessary to move forward with the confidence in negotiating the offer to lease. Vermont Contracting was retained by ActionFront to complete the leasehold improvements. Legal counsel was also referred by tenantexchange.com.
In the End:
ActionFront achieved all of its objectives, and had its space built to its specifications including a fitness area and laboratory on time and under budget.
